We require proof of income (such as pay stubs or T4), a credit report, landlord references, and a completed rental application, which can be found here. In some cases, additional documents may be requested, such as immigration status or guarantors documents.
We typically require 3 business days to process your application and provide a response. In some cases, it may take up to 5 business days.
Lease break policies are outlined in your agreement. In some cases, your landlord may allow you to exit the lease if you provide a qualified replacement tenant. We can assist with this process. Contact us to discuss your options.
Submit a maintenance request to your dedicated tenant care coordinator, who will arrange all necessary repairs and maintenance while keeping you promptly informed.
Chateau Frass does not require a deposit to apply for a rental unit. However, if you choose to offer a deposit to make your application stand-out for purposes like building credit or etc, we can discuss the terms and how the deposit will be managed with the owner.

We perform a comprehensive background check, including credit history with Equifax and TransUnion, employment verification, rental history, reference checks, and inquiries with the Regie du Logement du Quebec and Ontario’s Rental Housing Tribunal. We then provide you with a detailed assessment and an applicant risk evaluation.
We collect rent payments securely through an online portal, accepting credit-debit cards or Interac e-Transfer. Rent is then deposited directly into your account, and your monthly statement is provided at the same time.
We work with trusted contractors to ensure repairs are completed promptly and cost-effectively while keeping you updated. Any maintenance or repair costs are clearly reflected in your monthly financial statements.
Yes, we provide detailed monthly financial statements outlining rental income, expenses, and maintenance costs.
We conduct three property inspections per year to ensure the property is well-maintained, check all smoke alarms, and address any other important safety or maintenance issues proactively.
Absolutely! We offer leasing as a separate service if you prefer to handle day-to-day management yourself.
